developer/homebuilding firm, is celebrating 65 years of
continuous operation with the Koelbel team immersed in a
diverse and exciting array of real estate projects. The firm is
embracing change in innovative ways.
Rapid Change, Exciting Times
”Changes are occurring faster than ever,” says “Buz” Koelbel,
President and CEO of the company founded by his father,
Walter A Koelbel, Sr. “It’s an amazing time to participate in the
evolution of Colorado real estate.”
Emerging from the most challenging economic downturn in
company history, the Koelbel team approached their industry
with fresh eyes, keeping in mind their timeless focus on how
Coloradans live, work and play.
Recognizing changes driven by the millennial generation as
keys to meeting the expectations of today’s savvy consumers,
the team went about reshaping their operational arenas:
residential housing, office/retail spaces and resort living.
Urban Living “Deep Dive”
Applying its fresh approach to in-fill residential developments
with a “deep dive,” the company has repurposed former
hospital complexes and a historic Shriner Temple to produce
unique housing options in some of Denver’s hottest walkable
neighborhoods, such as Berkeley, Cheesman Park and Sloans
Lake, each with its own character. Koelbel plans to deliver more
than 300 housing units by year-end 2019.
Having delivered a record number of affordable housing
units in Colorado through 2016, Koelbel continues its focus
on this crucial sector with three new projects already slated
over the next two years. Plus, it’s teaming with Mile High
Development and the Urban Land Conservancy for even
greater affordable-housing opportunities.
In late 2016, the company launched one of its most innovative
projects ever: Catalyst Health-Tech Innovation (HTI), a
300,000-square-foot campus in Denver’s River North District
(RiNo), slated for opening in early 2018.
Catalyst is employing a new ‘incubator’ approach to collaborative office spaces, bringing together private enterprise,
government, academia and non-profit organizations with
health-care focused businesses to accelerate innovation in
Wellness: An Ever-Growing Priority
Recognizing that the “play” niche in its Live/Work/Play philosophy holds even greater value today, Koelbel partnered with
a renowned outdoor fitness expert to introduce Colorado’s first
Outdoor Fitness program in Rendezvous, its unique resort property in Winter Park. Outdoor Fitness is critical to our well-being
in this age of technology-driven activity. Applying the concept
of ‘forest bathing,’ the Rendezvous program is designed to
rejuvenate body, mind and spirit. Open to the public, the
tailor-made program employs an online series of self-guided
fitness workouts for designated posts along our community trails.
Everything Old is New Again
As the company marks its 65th year with third-generation family
members joining the business, Buz Koelbel likes to emphasize
that while the firm’s tactics employ 21st Century innovations and
technology, it remains grounded in the timeless values that his
dad, Walt Sr., summed up in a few words when he launched
the company in 1952: “Never forget, under all lies the land… we
must protect and use it wisely.”
